OUR PRIORITIES

As Ontario heads towards the February 27th election, your OnePoint advocacy team is hard at work, creating opportunities for your voice to be heard. We know housing affordability remains a top concern for local communities. From excessive regulation to skyrocketing taxes and development charges, REALTORS® know firsthand that these issues are making it harder for Ontarians to find a place to call home. 

 

That’s why the OnePoint Association of REALTORS® is taking action.

 

We’re engaging candidates across the region—at events hosted by OnePoint, through partnerships with local chambers of commerce, in direct meetings and communications with candidates, and on social media—to ensure housing remains a top priority in this election. 

WE'RE CALLING ON ALL PARTIES TO TAKE ACTION ON:

HOUSING TAXES

  • 36% of a new home’s cost is government taxes & fees

LIBERAL

The OLP will eliminate the provincial Land Transfer Tax for first-time homebuyers, seniors downsizing, and non-profit home builders—saving families and seniors on average $13,500 off the cost of a new home. 

NDP

Housing Speculation Taxes: The NDP plans to implement new taxes targeting housing speculators, including an anti-flipping tax and a speculation tax on individuals owning a third home.

GREEN

Have put forward a first time home buyers plan to remove taxes and fees for starter homes under 2,000 square feet.

DEVELOPMENT CHARGES

PC

PC government will work with "housing-forward" municipalities to lower development charges, including leveraging the existing Building Faster Fund, which rewards municipalities for meeting or exceeding housing targets, and they pledge to ensure development charges are invested transparently by municipalities.

LIBERAL

The OLP will scrap Development Charges on new middle-class housing, which can add up to $170,000 on the price of a new home, and replacing them with the Better Communities Fund to ensure that the province invests in and benefits from sustainable municipal growth. 

Eliminating Development Charges: The party proposes to end development charges on new housing units under 3,000 square feet. This initiative aims to reduce the cost of new homes, potentially lowering prices by up to $170,000 per unit.

Better Communities Fund: To offset the financial impact on municipalities from the loss of development charge revenue, the Liberals plan to establish the Better Communities Fund. This fund is designed to ensure that the province invests in and

NDP

NDP has expressed concerns about the financial impact of reduced development charges on municipalities
NDP Will ensure municipalities have adequate funding for infrastructure and services, potentially opposing reductions in development charges without compensatory measures.

GREEN

Eliminating Development Charges and Land Transfer Tax for First-Time Buyers: This policy would reduce the financial barriers to entry for young buyers.

Eliminating Development Charges: The Green Party plans to remove development charges on homes, condos, and apartment units under 2,000 square feet that are built within existing urban boundaries.

Affordable Communities Fund: To compensate municipalities for the loss of revenue from waived development charges, the Greens propose establishing an Affordable Communities Fund. This fund aims to cover housing infrastructure costs, ensuring that municipalities can continue to support sustainable growth without financial shortfalls

THE MISSING MIDDLE

PC

Encouraging Modular Housing: The PCs plan to promote modular housing construction by offering innovation guides for financing and permitting, helping increase supply quickly.
-standardizing development study requirements to accelerate land use planning and building code permit approval

LIBERAL

Implement all recommendations of the Ontario Housing Affordability Task Force within two years of the election, including things like allowing as-of-right fourplexes on residential lots across the province and setting provincial standards and/or prohibitions for angular planes, setbacks, minimum parking requirements, stepbacks, and other local rules that prevent building more homes.

NDP

The Ontario NDP will legalize more housing like fourplexes and four-storey multiplex apartments in all neighbourhoods, and midrise apartments along transit corridors as-of-right.

Supporting Co-Ownership Models: Creating frameworks to help multiple buyers co-own multiplex homes more easily.
Zoning Reforms: They plan to legalize the construction of fourplexes in all neighborhoods and increase housing density around transit areas to address housing shortages.

GREEN

Legalizing Fourplexes Across Ontario: Supporting increased density by allowing four-unit housing on single-family lots.

Sixplexes should also receive as-of-right zoning in cities with populations over 500,000.

OTHER HOUSING COMMITMENTS

PC

LIBERAL

The OLP will work to make renting more affordable by introducing fair, phased-in rent control similar to Manitoba, resolving Landlord-Tenant Board disputes within two months, and establishing the Rental Emergency Support for Tenants (REST) Fund to help vulnerable renters avoid eviction during financial emergencies.

NDP

The Ontario NDP will bring in real rent control. We’ll close the unfair loophole that exempts units built after 2018. We’ll attach rent control to the unit to stop landlords from jacking up rent between tenants - removing the incentive for landlords to use unethical tactics to squeeze out existing tenants so they can raise the rent on the next one. We’ll end above-guideline rent increases.

Crack down on renovictions, demovictions and other illegal tactics. We’ll beef up the rules, fix the Landlord and Tenant board and we’ll stop the Conservative and Liberal plan to evict people faster.

Limit short-term rentals (eg: Airbnb) to one’s primary residence, protecting the supply of long-term rental housing.
